Considering the sale of a Florida RV park?
Long-time owners may reach a point where staffing, capital projects, insurance, family succession, or retirement plans make a sale worth exploring. That does not mean the park must immediately be placed on the public market.
A confidential initial review can help you understand what information matters, how a buyer may view the property, and whether a direct conversation is useful. RV Park Exit evaluates opportunities as a prospective principal buyer—not as your broker or listing service.
Florida parks require a property-specific review
Florida contains year-round, snowbird, transient, extended-stay, destination, and mixed-occupancy parks. Their economics can differ substantially even within the same region. Blanket statewide assumptions are rarely enough.
- Occupancy mix, seasonal patterns, rates, and renewal history
- Hurricane, wind, flood, drainage, and insurance considerations
- Water, sewer, septic, wells, electrical capacity, and utility responsibility
- Zoning, licensing, permits, density, and wastewater constraints
- Coastal, inland, highway, tourism, workforce, and retirement demand drivers
- Buildings, cabins, amenities, deferred maintenance, and expansion capacity
Florida properties we will consider
We review RV parks, campgrounds, RV resorts, and parks with cabins, waterfront, marina, or complementary lodging. Both stable properties and parks with operational, management, maintenance, or expansion opportunities may be worth discussing.
Our typical focus is on established operating properties, often with 50 or more sites, but fit depends on the entire opportunity. We would rather review the basics than have a serious owner self-disqualify based on one guideline.
How the private review works
Start with the park’s city or county, approximate site count, occupancy mix, broad financial performance, utility setup, notable improvements, and your ideal timing. You can begin with estimates if every document is not yet organized.
We perform an initial fit and value review. If both sides want to continue, we discuss price, possible structure, due diligence, confidentiality, and transition. Preliminary discussions remain nonbinding unless later formal documents say otherwise.
- Share a high-level property snapshot
- Discuss your timing and priorities
- Review operating information and potential value
- Decide whether written terms and diligence make sense
Flexible conversations for long-time owners
A sale is not only a price decision. Florida owners may care about employee continuity, family members, reservations, seasonal residents, their home on the property, or how long they remain involved after closing.
Depending on the opportunity, a cash purchase, seller-financed structure, or combination may be discussed. No structure is promised in advance, and owners should have independent legal and tax advisers evaluate any proposal.
You do not need to decide how to sell before asking what your options look like.
Share the basics of your park and your preferred timing. We will tell you whether it fits our acquisition focus and what information would be needed for a preliminary review.

What parts of Florida do you consider?
RV Park Exit will review opportunities throughout Florida. Operations, condition, location, financial performance, and sale terms matter more than one specific metro area.
Do you only buy large RV resorts?
No. Different property sizes and operating models may be considered, although fit depends on the entire opportunity.
Will you consider seasonal or snowbird parks?
Yes. Seasonal occupancy can be evaluated alongside rate history, renewal patterns, operating costs, and off-season demand.
Can I contact you before deciding to sell?
Yes. Owners can begin with a private exploratory conversation without committing to a sale.
Are you a Florida real-estate broker?
RV Park Exit is presented as a prospective principal buyer, not a brokerage or listing service. Owners should retain their own licensed and legal advisers as appropriate.
